Groom Square

Groom Square is a collection of 12 individually designed homes built in a traditional style and offering either three or four bedrooms of accommodation with various combinations of living spaces.

Three detached homes face onto the Old Ashford Road with the remaining nine homes, restricted to sale to buyers of 55 years of age or over, are arranged around Groom Square, a private landscaped garden for the exclusive use of residents.

On the outside each home has been architecturally designed in a traditional style using a range of materials that are typically found in Kentish villages. These include traditional red brick, tile hanging and painted weather boarded elevations all under plain clay tiled or natural slate roofs.

On the inside each home is built with a high standard of insulation, underfloor heating to the ground floor, double glazed timber windows and a wood burning stove, making them more economical to run and being both warmer in the winter and cooler in the summer.

In the middle ages, pilgrims passed through the village of Lenham on a journey to visit the shrine of St Thomas Becket in Canterbury and found warmth and hospitality in this quintessential English village situated on the edge of the North Downs. 

Fast forward a few centuries, and the sights and sounds that must have greeted these tired and thirsty visitors remain remarkably unchanged; the tithe barns, the medieval timber-framed buildings, the smoking chimney stacks and the impressive village square, still the hub of the community. 

From the local greengrocer’s and butcher’s shops to tea rooms, antiques shops and restaurants, all kinds of thriving independent traders co-exist here. Of course the regular market has been a draw for over 500 years but there is no shortage of attractions or useful services in and around the village. Among them are two pubs, including The Dog and Bear Hotel (its proud coat of arms is dedicated to a former guest - Queen Anne), a delicatessen, a bakers shop, a flower shop the community centre, public library, doctor’s surgery and post office – all of which go about their business beneath the tower of the 14th century St Mary’s church.

This timeless scene makes Lenham an undeniably attractive choice for anyone wishing to lay down more permanent roots or feel closer to the year-round rhythms and cadences of an authentic Kentish village.

Situated in the green hinterland below the North Downs escarpment, Lenham has the advantage of enjoying a traditional rural location whilst being no more than 10 miles from the well-connected market towns of Maidstone and Ashford. 

Lenham forms part of a chain of villages located on or around the Ashford to Maidstone road which include Charing, Harrietsham and Hollingbourne.

Lenham railway station offers a regular service direct to London Victoria and Headcorn station (only a 15-minute drive away) offers a regular service to London Charing Cross. Journey times average approximately one to one and a half hours.

Alternatively, the high speed rail link, between Ashford International and London St Pancras takes just 38 minutes, which makes it even more attractive to those wishing to escape the stresses of big city living. 

Leeds Castle with its 500 acres of beautiful parkland is just a 10-minute drive away while the historic city of Canterbury is a short drive away via historic Chilham and the rolling country lanes of the North Downs. 

As in medieval times, village life continues to offer a wide range of social activities. Take your pick from fêtes and flower shows to sports clubs and cycling. On the other hand, you may equally be content with the immediate area’s bountiful supply of wide open spaces and – listen to it carefully – peace and quiet.
